Home Owners Responsibilities Checklist

It is important that you stay actively involve with your renovation project before, during and after the project is complete. By doing so you can visually see the progress of your project giving you a fair idea of how the end result will turn out.

We have put together a checklist below for you.

Before the project begins:

  • ☐ Make sure you have acquired a building consent
  • ☐ Finalise plans with your builder and architect
  • ☐ Make sure you comprehend all of the documents that are given to you – have a builder or architect explain in detail all the specifications in the documents
  • ☐ Talk to a lawyer about the contract, let them view it for you and give you feedback
  • ☐ Make sure that the work site is cleared and ready for the builders to start your project
  • ☐ Ensure that your builder has complete access to the building site

Renovation project in progress:

  • ☐ Have a good relationship with your builder as you will both be conversing about the project and its progress – if there are any
  • concerns you may have address them with your builder as soon as possible
  • ☐ Keep any alterations to your project to a bare minimum as changes to the renovation can delay its progress, also may involve an additional cost. Be aware any variations you make to the project may require a variation on the building consent
  • ☐ Select your materials and products carefully and approve them before using them in your project
  • ☐ If you are responsible for selecting the products and any other fittings then make sure they are ready when your builder reaches that stage
  • ☐ Make sure you keep to the payment schedule and pay on time
  • ☐ Inform your architectural designer throughout the project progress

When your project is completed:

  • ☐ If you spot any defects after the completion of your project report them to your builder immediately
  • ☐ List any non-urgent defects for your builder to correct at the agreed time
  • ☐ Settle the final account promptly
